{"id":13915,"date":"2014-01-30T15:45:48","date_gmt":"2014-01-30T15:45:48","guid":{"rendered":"http:\/\/www.urban75.org\/blog\/?p=13915"},"modified":"2015-08-10T14:02:44","modified_gmt":"2015-08-10T13:02:44","slug":"williamsburg-brooklyn-gentrification-street-scenes-and-dustbin-lids","status":"publish","type":"post","link":"https:\/\/www.urban75.org\/blog\/williamsburg-brooklyn-gentrification-street-scenes-and-dustbin-lids\/","title":{"rendered":"Williamsburg, Brooklyn &#8211; gentrification, street scenes and dustbin lids"},"content":{"rendered":"<p><img decoding=\"async\" src=\"https:\/\/www.urban75.org\/blog\/images\/williamsburg-brooklyn-photos-17.jpg\" alt=\"Photos of Williamsburg, Brooklyn, New York\" border=\"0\" \/><\/p>\n<p>Rarely has an area gentrified as rapidly as Williamsburg in Brooklyn, and although I&#8217;ve been visiting the neighbourhood for well over a decade, \u00a0it was startling to see just how much had changed since my last visit in 2010.<\/p>\n<p><!--more--><\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.urban75.org\/blog\/images\/williamsburg-brooklyn-photos-03.jpg\" alt=\"Photos of Williamsburg, Brooklyn, New York\" border=\"0\" \/><\/p>\n<p>Central to the area&#8217;s transformation was the controversial\u00a0<span style=\"line-height: 1.5em;\">rezoning of the North Side and Greenpoint waterfront area in May 2005, which opened the floodgates for investors keen to capitalise on the area&#8217;s proximity to\u00a0Manhattan.<\/span><\/p>\n<p>Industrial warehouses were swiftly converted to upmarket residential use, a\u00a0tsunami\u00a0of\u00a0Tribeca-style loft\u00a0developments\u00a0flooded into\u00a0the area, and vast\u00a0residential buildings sprouted up on the waterfront.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.urban75.org\/blog\/images\/williamsburg-brooklyn-photos-15.jpg\" alt=\"Photos of Williamsburg, Brooklyn, New York\" border=\"0\" \/><\/p>\n<p>The rest of the story is one that should be familiar to Brixtonites:<\/p>\n<blockquote><p>Officials championing the rezoning cited its supposed economic benefits, the new private waterfront promenades, and its inclusionary housing component \u2013 which offered developers large tax breaks in exchange for promises to rent about a third of the newly created housing units at &#8220;affordable&#8221; rates (which amount to upper-middle class pricing).<\/p>\n<p>Critics countered that similar set-asides for affordable housing have gone unfulfilled in previous large-scale developments, such as Battery Park City.
